Seller Questions
What do I do to get my home ready for the market?
The first step is to give me a call. We will schedule a time that works for your schedule for me to walk through your home. During this initial visit, I will make recommendations to help sell your home in a timely fashion.
How much time do I need get my home ready for the market?
It will depend on the current condition of your home and if any minor improvements are needed to achieve top dollar in a quick fashion. The average time spent is 2-3 weeks. If a home is in sell condition upon my first visit to a home, I can have a home ready to market within 5-7 days.
What expense should I plan on for the sale of my home?
In today’s selling market, a home that shows well will sell well! Typically a homeowner should plan for the following expenses: Fresh Coat of Paint, Carpet Cleaning, Decluter (removal and/or storage), and lastly a good house cleaning.
How long will the sale of my home take?
My average listing has been sold in 2-3 weeks of when it is listed. Not all homes in certain areas or price points will sell this quick. However if a seller is open to taking the advice of the agent in regards to staging and price, I would hope the home should sell within 30 days.
Can you help me find the people that I will need to get my home ready to sell (painters, contractors, home staging company, movers, etc.).
My network of professionals include everything it takes to handle an issue my clients need. If my client needs someone, I generally have a person that can help out. Everything from, Contractors, Painters, Junk Removal. Just ask if you need anything, even if you are not a client yet.

Buyer Questions
How to I prepare myself to purchase?
The first step is to give me a call. During this call, we will determine a time line and schedule a meeting. Our first meeting will be a “get to know” and figure out all your wants and needs. I will assist you in obtaining all the information you will need for your home purchase.
How much time do I need to prepare myself to purchase a new home?
There are a few steps with a home purchase. Once we have had our initial meeting, I highly encourage my clients to meet with a mortgage broker if they have not done so already. I generally will give my clients a list of things to prepare for the mortgage broker so that they are ready to answer any questions the loan officer may have. If there is a specific move in date, I would allow at least 3 months for your home purchase. During this time, we will have about 4-6 weeks of “shopping” mode and 4-6 weeks “closing” mode.
In a perfect world, I would highly recommend calling me 6-12 months before your desired move date.
What expenses should I plan on for the purchase of a new home?
During your home purchase there will be expenses along the way. These expenses are not wasted money, but money to help protect yourself with your big purchase. These expenses and items will vary depending on what is being purchased such as a existing home or vacant lot.
The first expense one should expect will be your earnest money which is generally 1% of your offer price and will only be deposited if the offer is accepted and is credited to the money needed at closing. .
The next expense a buyer will see is an inspection. I typically suggest to my clients to have the standard inspection completed as well as adding a Radon Test. A buyer should expect to pay approx. $500-$700 pending on the size of the home.
Once the inspection is completed and the lender is working on the approval, an appraisal will be requested and this is to be paid by the buyer and the average appraisal is approx. $500. Once these items are good to go and we are cleared to close, you will need the remaining down payment and closing costs needed at closing.
What is the process to purchase a home?
- Locate a house that feels like home
- Offer – Typically takes 1-2 business days to finalize the negotiations.
- Inspection – Generally Completed within 4-5 Business Days of final accepted offer
- Inspection Issues – If an issue is negotiated in result to an inspection, typically will be a price reduction or item that will need to be fixed prior to close
- Final Loan Approval – This is the waiting game till close. The lender will take a period of time to review and approve all your documentation to support your ability to pay as well as the value of the home
- Closing – A closing takes place at a title company of the buyers preference. This company will have all parties to sign all documents and disperse funds to the seller
- Move In Day – In most cases, you as a buyer will take possession of the property immediately after close.
